Letting Services:
Kimberley’s understand that letting a property can be stressful and we think it is vital to find the right tenant, not just any tenant. We fully reference all tenants using a professional company and ensure you are happy with the prospective tenant before we agree the let to them.
Full Management Service
- Marketing of the property & producing detailed particulars
- Referencing the tenant and producing the tenancy agreement ( as of June 1st this will be at landlords expense – enquire for more information).
- Detailed inventory and schedule of condition
- Quarterly inspections and advice to tenants on upkeep if necessary to avoid big problems.
- Monthly Landlord Payments minus our fees
Let Only Service
- Marketing of the property & producing detailed particulars
- Referencing the tenant and producing the tenancy agreement
- Produce an Inventory and Schedule if required* (extra charge applies)
Renting through Kimberley’s
If you find a property that you are interested in via Kimberley’s you will be provided with an application form that will need to be completed and returned at the earliest opportunity. We work on a first come, first served basis so once an application has been received the property will be reserved, subject to successful referencing.
Fees applying to all new tenancies:
- A security deposit of 5 weeks rent to be held via DPS
- £100 holding deposit
- Depending on circumstances the following charges may apply:
- Late payment fee is rent remains unpaid 14 days after due date charged at 3% + bank of England interest rate currently 0.75%)
- Key replacement charge if keys are lost
- Contract amendments will be billed at £50 including VAT.
- Early termination charges as outlined in our tenancy agreements
Any properties offered by ourselves “To Let” are available as seen and are subject to availability and subject to the applicant achieving positive referencing for a specific property (that property will be held for you pending the results of your references after paying a £100 ‘Holding Deposit’, which is forfeit if you then ‘change your mind’ and all ‘avenues’ have been explored to solve a referencing issue. If referencing fails then we cannot proceed with arranging your letting of that property (though you may still be able to “To Let” a different property at a lower monthly rent)
